Redlands provided the electrical, Fire alarm, CCTV, intruder alarm and data services at the brand new state on the art facility on the bank of the river Thames in Richmond

Project Overview

The Petersham & Ham Sea Scouts embarked on an ambitious project to replace their ageing scout hut with a brand-new, state-of-the-art riverside facility on the banks of the River Thames in Richmond. Designed to provide a safe, inspiring, and energy-efficient environment for young people and community groups, the new clubhouse features modern amenities, flexible activity spaces, and enhanced safety systems.

Redlands was appointed to deliver the full suite of Electrical and Life Safety Services, including:

  • Electrical power and lighting
  • Fire alarm system
  • CCTV surveillance
  • Intruder alarm system
  • Structured data and communications network

Scope of Works

Redlands’ scope encompassed the design, supply, installation, testing, and commissioning of all electrical and associated systems to ensure the new facility met the highest safety and performance standards.

Electrical Services

  • Full electrical installation in compliance with BS 7671 (IET Wiring Regulations)
  • High-efficiency LED lighting throughout, providing optimal illumination for activity areas while reducing energy consumption
  • Emergency lighting designed and installed to BS 5266 standards
  • Modern distribution boards and circuit protection, including RCBOs and surge protection
  • Provision of small power outlets for flexible use across multiple activity rooms and administrative areas
  • External lighting for pathways, boat storage, and riverside access, ensuring safety during evening activities

Fire Alarm System

  • Addressable fire alarm system installed throughout the facility, meeting BS 5839 Part 1 standards
  • Manual call points, sounders, and smoke/heat detectors strategically positioned for early warning and rapid response
  • Integration with the main electrical system for central monitoring and fault indication

Security & CCTV

  • CCTV system providing comprehensive coverage of entrances, storage areas, and the riverside boundary
  • High-definition cameras with night vision capability and network video recording
  • Remote access functionality for authorised personnel

Intruder Alarm System

  • Fully compliant intruder alarm with motion sensors and perimeter detection
  • Integrated with remote notification for enhanced out-of-hours security

Data & Communications

  • Structured CAT6 cabling network to support data, telephony, and future ICT integration
  • Central data cabinet and patch panels providing flexibility and scalability
  • Provision for Wi-Fi access points and audiovisual connectivity

Key Challenges

  • Riverside location: The proximity to the River Thames required robust cable containment and weatherproof external fittings to prevent corrosion and moisture ingress.
  • Space optimisation: Careful coordination was needed to route services efficiently in a compact, multi-functional building.
