Scope of project
Redlands was nominated by the client as the principle contractor for this refurbishment project. The scope of works included the complete refit of the double storey office block and a new build technical laboratory, meeting rooms, WC, and welfare facilities. A new electrical infrastructure was designed to facilitate the existing and new build facilities which included small power, LED panel lighting throughout and new supplies to service the air conditioning and ventilation units. Mechanical and plumbing modifications were also made to service the new areas.
A new fire alarm was installed for the built zones and the existing installation was modified so that the entire system is working on the same specification. In terms of mechanical services, we installed all sanitary ware including, toilets, sinks, showers, and kitchenette which were either connected to new or existing drains. We modified all water services in the newly refurbished zones and installed local electric water heaters to the sinks and hand-basins. We modified and extended the existing pressurised LTHW heating system to serve the refurbished areas supported by a wet heating system. New local extract ventilation systems were also installed to serve new WC’s, showers, and tea points within the refurbished zones. Toilet fans were set up by using presence detectors with adjustable overruns or a local wall switch.
Building & Fabric work
Glass partitioning systems were installed to divide the meeting rooms and the repair laboratory along with the fabric works which included new ceiling grids, floor coverings and all decoration. We designed and constructed a 2-tier bespoke workstation which was finished with a Formica material. The kitchen was fitted out with bespoke units at upper and lower levels and full perimeter worksurfaces with under-mounted sink. A new ceiling grid with LED lighting was installed and all exposed areas both wall and floor were fully tiled. The toilet refurbishment comprised of the supply and fitting of a new ceiling grid, LED lighting, cubicles, bowl urinals and undermounted wash sinks. The finishes included both whiterock for protection, tiling and cap and cove flooring.
