Scope of the Project

Redlands were appointed by the client as the M&E contractor for this complex and highly sensitive project. The scope of works included a full evaluation of the existing air conditioning infrastructure, followed by the design and installation of a modified cooling system tailored to the client’s operational requirements.

Our evaluation identified that the business had undergone rapid expansion, resulting in the construction of several new rooms within the existing floor space. These newly created areas included a combination of office spaces and meeting rooms, all of which required independent climate control systems to allow occupants to manage cooling levels individually.

Building Fabric

A significant amount of work was carried out above the suspended ceiling grid, including the replacement of ductwork, valves and switching devices. The existing ceiling grid was carefully decommissioned and, once the new air conditioning infrastructure had been completed, a brand new ceiling grid was installed throughout the area.

Lighting was also upgraded as part of the refurbishment, with a combination of modern 600 x 600 LED panel lighting and low voltage spotlights installed across the space.

In addition, a new server room was constructed using a bespoke partitioning system specifically designed for the operational requirements of the facility. We also appointed a specialist fire suppression contractor to supply and install the server room fire suppression system.

The refurbishment works were completed with full decoration and new flooring throughout the renovated areas, alongside the installation of a fully operational staff kitchen complete with all required white goods.

Challenges

The project was delivered within a fully operational 24/7 media and broadcasting centre, meaning that both the programme of works and the associated health and safety procedures required extremely detailed planning and coordination throughout.

Isolation controls for life protection systems were carefully managed at the beginning and end of each working period to ensure operational safety within the selected work zones.

To allow broadcasting operations to continue uninterrupted, we also constructed a temporary studio facility for the client to use while the essential refurbishment works were being carried out.

Due to the nature of the works above the ceiling grid, a strict five point PPE policy was enforced for all personnel working within the area. Ongoing communication and coordination with the client remained critical throughout the project, ensuring that broadcasting operations continued seamlessly alongside the construction programme.
